®�2.D - a ©off- moo 1 oC <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE <br />OF ORANGE COUNTY <br />THE BOARD OF COMMISSIONERS OF ORANGE COUNTY ORDAINS THAT THE <br />ORANGE COUNTY ZONING ORDINANCE IS AMENDED AS FOLLOWS: <br />Section 1. Create Article 6.29.3a of the Orange County Zoning Ordinance titled <br />`Hillsborough Area Economic Development District Design Manual (Abridged Version), <br />which contains and creates new subdistricts as follows: <br />2.0 ECONOMIC DEVELOPMENT DISTRICTS — PURPOSE STATEMENTS AND <br />REGULATIONS <br />The following Economic Development (ED) Subdistricts are established in the <br />Hillsborough Area EDD: <br />Table 1.0 <br />Subdistricts <br />Symbol District Name <br />ED -LO -1 Economic Development - Limited Office (no residential) <br />PD- ED -LO -1 Planned Development- Economic Development- Limited Office 1 <br />ED -LO -2 Economic Development - Limited Office (with residential 1 -8 units density) <br />PD- ED -LO -2 Planned Development- Economic Development- Limited Office 2 <br />ED -FLX Economic Development - Office /Flex <br />PD -ED -FLX Planned Development- Economic Development - Office Flex <br />ED -LNR Economic Development - Linear Office <br />PD -ED -LNR Planned Development- Economic Development- Linear Office <br />ED -O Economic Development - Office <br />PD -ED -O Planned Development- Economic Development - Office <br />PD -ED -MU Planned Development- Economic Development -Mixed Use <br />The purposes of establishing these Economic Development Subdistricts are to provide <br />areas which accommodate the establishment and operation of commercial, light <br />industrial and office uses in a well planned and fully integrated manner and to assist the <br />community in meeting its diverse economic development goals. When an Economic <br />Development subdistrict rezoning proposal is considered, the request shell be consistent <br />with the Comprehensive Plan. The commercial, office and light industrial land use goals <br />and recommendations identified in other sections of this EDD Design Manual - Abridged <br />Version shall be used as a guide, in conjunction with other factors, in determining the <br />appropriateness of the proposed district. Nothing in this section is intended to limit the <br />discretion of the Board of Commissioners to deny a petition to rezone property if it <br />determines that the proposed rezoning is not in the public interest. <br />(A) ED -LO -1 Economic Development- Limited Office -1 District <br />
