Ordinance Approving Zoning Atlas <br /> Amendments, Including Proposed <br /> Conditions <br /> PURPOSE: To hold a public hearing, receive the Planning Board and staff recommendations, <br /> receive public comment, close the public hearing, and consider action on a Zoning Atlas <br /> Amendment to rezone +/- 61.11 acres (PIN: 9749-42-2010) located at 3531 NC Highway 54 W, <br /> Chapel Hill, within the Bingham Township of Orange County. The proposed rezoning is: <br /> FROM: R-1 (Rural Residential) <br /> TO: R-CD (Residential - Conditional District) <br /> BACKGROUND: A Conditional Zoning Atlas Amendment application (Attachment 1) was <br /> received from Forestar Group, Inc., on behalf of Carolyn Rigsbee, proposing to rezone <br /> approximately 61.11 acres of property at 3531 NC Highway 54 W, Chapel Hill, to allow for <br /> development of a 43-lot conservation cluster subdivision for single-family dwellings. The Staff <br /> Report in Attachment 2 contains additional information, maps, and analysis with regard to the <br /> application's consistency with County adopted plans. Approval of a site-specific plan is part of <br /> the conditional district rezoning process, and the site plan and any agreed-upon conditions are <br /> binding to the development permitted for the zoning district. <br />
