Ordinance Approving Zoning Atlas <br /> Amendments, Including Proposed <br /> Conditions <br /> PURPOSE: To hold a public hearing, receive the Planning Board and staff recommendations, <br /> and public comment, close the public hearing, and consider action on a Zoning Atlas <br /> Amendment to rezone +/- 110.456 acres (PINs: 9892-31-0306, 9892-22-7326, 9892-20-2052) <br /> located at 4809 Friends School Road, Durham, within the Chapel Hill Township of Orange <br /> County. The proposed rezoning is: <br /> FROM: PDHRB (Planned Development Housing - Rural Buffer); RB (Rural Buffer) <br /> TO: NR-CD (Non-Residential Conditional District) <br /> BACKGROUND: A Conditional Zoning Atlas Amendment application (Attachment 1) was <br /> received proposing to rezone approximately 110.456 acres of property at 4809 Friends School <br /> Road, Durham, to 1) bring the existing school into compliance with the current Unified <br /> Development Ordinance (UDO); and 2) allow for future expansion as enrollment increases. <br /> The parcels' current zoning is Rural Buffer (RB) and Planned Development Housing - Rural <br /> Buffer (PDHRB). Planned Development (PD) was a zoning technique prior to 2011 when it was <br /> replaced with Conditional Use Districts (CUD). CUDs were replaced with Conditional Districts in <br /> 2020, as a result of the North Carolina General Statute (NCGS) 160D amendments which <br /> removed CUDs as a possible technique. The "H" in PDH-RB stands for Housing; the RB stands <br /> for Rural Buffer. The nomenclature followed the requirements of the regulations at the time. <br />
