Existing and proposed Eno Mixed Use definition <br />INFORMATION CONTACT: <br />Name Phone Number <br />Craig Benedict, Director 245-2592 <br />Perdita Holtz, Planner 111 245-2611 <br />Shannon Berry, Planner II 245-2589 <br />PURPOSE: To receive public comment on the proposed amendment to the Eno EDD Area Small <br />Area Plan revising the definition of the Eno Mixed Use proposed land use category to specify an <br />acreage limit for residential development within the Mixed Use area. <br />BACKGROUND: <br />The Eno Economic Development District (EDD) is located within Eno Township in the east-central <br />portion of Orange County. The planning area addressed in the Eno EDD Area Small Area Plan <br />(SAP) is comprised of approximately 942 acres. One of the land use recommendations contained <br />within the SAP is the establishment of a Mixed Use area that encompasses 297 acres of the <br />planning area, excluding rail and road rights of way (see Attachment 1). The proposed Mixed Use <br />area is envisioned as a mix of residential, commercial, office, services, and light industrial uses. <br />At the time of adoption of the Eno EDD Area Small Area Plan, the BOCC requested that staff <br />evaluate the proposed new Eno Mixed Use land use designation to determine the appropriate limits <br />on residential development within this new land use category and bring a recommendation .back to <br />the November 2008 Quarterly Public Hearing. <br />Staff evaluated the current land use patterns within the proposed Mixed Use area and recommends <br />that. a maximum of 25% of the land area within the district be permitted for residential development. <br />This acreage limit includes the existing Whispering Pines single-family residential subdivision in its <br />entirety, which encompasses 54 acres. Undeveloped lots within the subdivision may be developed <br />at the current density, as platted. However, new residential development within the Mixed Use area <br />shall be developed at or above the minimum density of six (6) units per acre. This allows <br />approximately 21 acres within the Eno Mixed Use area for new residential development. In <br />addition, staff recommends a provision that new residential development constructed above non- <br />residential uses shall not count toward the 25% acreage limit within the district. <br />ABSTRACT Eno Mixed Use SCB 110308.DOC <br />
