ORANGE COUNTY <br />BOARD OF COMMISSIONERS <br />ACTION AGENDA ITEM ABSTRACT <br />Meeting Date: December 1, 2008 <br />Action Agenda <br />Item No. (p -C <br />SUBJECT: Review of Floor Plan: Hillsborou h Commons DSS Space <br />DEPARTMENT: Purchasing and Social PUBLIC HEARING: (Y/N) No <br />Services <br />ATTACHMENT(S): <br />Floor Plan <br />INFORMATION CONTACT: <br />Pam Jones, 919-245-2652 <br />Nancy Coston, 919-245-2800 <br />PURPOSE: To review and comment on the floor plan for the Department of Social Services <br />(DSS) to be housed in the renovated Hillsborough Commons Facility. <br />BACKGROUND: On November 6, the Board requested initial review of the floor plan for the <br />proposed space at Hillsborough Commons. The attached floor plan represents the results of <br />the work done since that time and is presented for Board comment. <br />The plan was developed through numerous meetings among the DSS supervisors and staff, <br />Corley Redfoot Zack (CRZ) -- the project architect, Resolute Building Company (RBC) --the <br />Construction Manager at Risk (CMAR), the County Construction Manager, and the Purchasing <br />and Central Services Director. The plan was presented to Social Services Board on November <br />17. <br />The architect also presented the preliminary floor plan and project scope to regulatory officials <br />on November 4, 2008 to identify any associated code and permitting issues early in the process. <br />On December 1, Corley Redfoot Zack will present the floor plan and incorporate comments <br />made by the Board into the final iteration of the plan. The final plan will be included in the <br />Board's agenda material for December 11, 2008, along with the Phase 1 Guaranteed Maximum <br />Price (GMP). Phase I will include the cost of demolition and specific construction items which <br />will be identified in the abstract. <br />FINANCIAL IMPACT: Pursuant to amounts cited as Option A when the Board approved the <br />use of Hillsborough Commons, the upfit cost to be paid by the County is estimated at $2.6 <br />million, which includes $600,000 contributed by the owner for upfit costs. County responsibility <br />costs, such as design fees and furnishings and equipment, are in addition to the upfit amount <br />and are included in the 2009-2019 capital plan, currently under consideration by the <br />Commissioners. <br />RECOMMENDATION(S): The Manager recommends the Board review and comment on the <br />floor plan for. the Department of Social Services to be housed in the renovated Hillsborough <br />Commons Facility. <br />
