�3 <br />Larry Wright: It would be nice to be a little more forceful than to discourage. <br />Jeff Peolquin: I have sold many septic systems and if you talk to anyone in Environmental Health and they. <br />are very cautious about their setbacks. <br />Craufurd Goodwin: We have a list of requests from the Cabe Ford community for conditions, are these <br />incorporated in your recommendations? <br />Glenn Bowles: No. Nearly every one of those are not typically dealt with in subdivision review of approval. <br />Craufurd Goodwin: There are issues with traffic and signs, etc and it seems we typically deal with those. <br />Glenn Bowles: The developer proposes some type of sign in front. <br />Craufurd Goodwin: It seems it would be helpful to have staff recommendations on each of these points. <br />Glenn Bowles: Staff recommendation is they are not appropriate to subdivision review and that most of <br />them deal with homeowner's association documents which can be referred to the attorney. <br />Craufurd Goodwin: None of these are appropriate. <br />Glenn Bowies: Yes. They deal with the use of the road, building materials for the house, lighting, chaining <br />of dogs which are not typically dealt with at a subdivision review approval. <br />Craufurd Goodwin: You are saying none of these are applicable. <br />Glenn Bowles: We can refer this to the attorney who could deal with the developer's attorney in the <br />homeowner's association documents. That would be my recommendation to the board. <br />Jay Bryan: Craufurd, if you feel that there are conditions in there that should be made part of the <br />application, we can move that we do that and see if it supported by other board members. Then it Would be <br />left to staff and the attorneys to decide if it is an appropriate condition but we can make recommendations. <br />Craufurd Goodwin: That would have been helpful. <br />Renee Price: How far is the entrance to Pleasant Green? <br />Glenn Bowles: Roughly one quarter mile. <br />Renee Price: Will there be improvements to Cabe Ford? <br />Glenn Bowles: We asked that question to Mr. Edwards at the NCDGT Regional office and he advised.us <br />there were none warranted. <br />Jeff Peloquin: We understand the concern of the neighbors. I received the same letter and I have been <br />working with the staff as well as incorporating the same concerns that have been brought up through the <br />process that is addressed in this memo. I would venture to say that most of all of them have been satisfied. <br />It could be addressed via the normal circuit of planning staff and due process. It had to come through <br />declaration, homeowner's association agreements and other avenues. The road situation was originally a <br />major concern that the road could be damaged. It was a state maintained road and it had not been that for <br />many years so as such, we wanted to make sure that it would not be downgraded to a lesser state. That <br />
