Anthony Hughes; Stephne Edwards; Robert & Elvira <br />Mebane; Alex Kowalski; John Hams, Engineer, Steve Yuhasz, Surveyor/Attorney for Lucas Farms; Mark O'Neal, <br />Broker for Lucas Farms <br />AGENDA ITEM 11: LUCAS FARMS SUBDIVISION -PRELIMINARY PLAN <br />To make a recommendation to the BOCC on a proposed 9 lot subdivision of property located <br />at the north east intersection of Old NC 86 and New Hope Church Road in the Chapel Hill <br />Township. <br />Presenter: Eddie Kirk, Planner II <br />Eddie Kirk: Reviewed Abstract. There are 20.99 that are going to be deeded to Orange County. <br />Jay Bryan: I would like to make sure that the undisturbed 75 foot buffer begins on the outside of the right of way. <br />Eddie Kirk: It will. <br />Jay Bryan: Can it be stated. <br />Eddie Kirk: Yes. <br />Judith Wegner: I worry about the site distance for people coming out to New Hope Church Road because it's a <br />downward slope. <br />Steve Yuhasz: We did have the NCDOT examine this and they did approve site distance. It is generally eight <br />seconds of visibility between the time you see a car and it gets to the location where you are. One of the things that <br />was requested and will be done is to do some trimming of the trees along the right of way and within that site <br />distance to make sure we maximize the visibility. <br />Judith Wegner: That will help a lot of it. That's good. <br />Jeffrey Schmitt: What are the depths of the wells? <br />Steve Yuhasz: No idea. My experience is that one could be 200 feet and the next one could be 600 feet. <br />Jeffrey Schmitt: We have seen information going from the northwest sector of the county which is the most prolific to <br />the southeast section where you can hardly find water. <br />
