11 <br />accruing hereunder during the period the Property is so retained by <br />Lessor. If at the time of such removal and retention of the Property by <br />Lessor, there shall be in, upon, or attached to the Property any property, <br />goods, or things of value belonging to Customer or in the custody or <br />control of Customer, Lessor shall have the right to take possession <br />of such items and hold the same for Customer or place the same in public <br />storage at Customer's expense. <br />If Customer's breach or default of this Lease Agreement shall continue for <br />seven (7) days or more after Lessor shall have sent written notice thereof <br />to Customer, Lessor, at its option, may terminate this Lease Agreement, <br />and Lessor, at its option, may demand that Customer purchase the <br />Property in accordance with Section 22 below. In the event that Lessor <br />shall be required to resort to legal process in order to take possession of <br />the Property or otherwise enforce its rights hereunder, including the <br />collection of amounts due from Customer,. Customer shall be liable to <br />Lessor for the cost thereof, including attorneys' fees. <br />Upon termination of this Lease Agreement for any reason whatsoever, <br />resulting in return of the Property to Lessor, Customer shall return the <br />Property to Lessor's designated place of business in good repair and <br />operating condition, reasonable wear and tear excepted. Any damage or <br />wear which is the responsibility of Customer must be remedied at the sole <br />expense of Customer. <br />In the event of any holding over of any Property after the termination of the <br />Lease Agreement, the holding over will be deemed aweek-to-week lease <br />at the same lease charges as provided in Schedule A and shall be subject <br />to all the terms and conditions of this Lease Agreement. In addition, Lessor <br />shall have the right on seven (7) days notice to increase the lease charges <br />or terminate the lease at any. time during such period holding over. <br />15. CUSTOMER DEFAULT. Any failure by Customer to perform its obligations <br />under this Lease Agreement shall constitute a default by Customer and <br />shall entitle Lessor to exercise its remedies under this Lease Agreement or <br />any other remedies available to Lessor at law or in equity. <br />16. TERMINATION PURCHASE. If Customer is required to purchase any <br />Property or if Lessor demands Customer purchase any Property as set <br />forth in Section 20 above, Customer agrees to purchase the Property for <br />the Original Value shown on Schedule A less the accumulated <br />Depreciation Monthly Amount, which is the monthly depreciation credit . <br />multiplied by the number of months between the In Service Date shown on <br />
