.j <br />IV -B -5. LOT LAYOUT <br />*IV- B -5 -a. The shape and orientation of lots shall 'be appropriate to the location of <br />*Amended the subdivision and the development intended. Interior lot lines <br />7/5/88 extending from a street should be approximately perpendicular or radial <br />1/4/94 to the street right -of -way line. Lot lines shall be located to permit <br />efficient installation and maintenance of utility lines on utility <br />easements, to maximize buildable area, and, where applicable, to <br />provide a suitable area for septic systems. Commercial and industrial <br />lots shall be of sufficient size to include off -street -service'facilities, and <br />off -street parking of all vehicles used by all patrons and employees. <br />*IV- B -5 -b. Each lot shall abut a publicly dedicated street except in subdivision <br />*Amended approved with private roads. In the latter situation, each lot must abut <br />1/4/84 a private road or a state maintained road which is shown on the <br />approved plat and constructed pursuant to the standards set by Orange <br />County. Upon recommendation of the Planning Board and approval of <br />the County Commissioners, the construction of the access road may be <br />postponed until building or market development is undertaken. <br />In this case the lots shall be designated on the plat: "This lot may not <br />be sold, nor a building permit issued, until the access road has been <br />built as specified for this subdivision. " Except where reverse frontage <br />is desirable, double frontage lots should be avoided. <br />*IV- B -5 -c. All requirements shall conform to each and all of the requirements of <br />*Amended the Orange County Zoning Ordinance for the zoning district and any <br />1/4/94 overlay district in which they are located. <br />33 <br />
