4.2.11 General Commercial-IV (GC-4) District <br />a) Intent <br />The purpose of the General Commercial-IV (GC-4) <br />District is to provide suitable situated and sized <br />sites in Eno and Hillsborough Townships that allow a <br />broad range of commercial, office and service uses. <br />Performance standards will be used to insure the <br />absence of adverse impacts beyond the zoning district <br />boundary. <br />b) Application Criteria <br />This district will usually be applied where the <br />following conditions exist: <br />*Amended *1. The site is within an area designated as either <br />4-22-86 Commercial or Industrial Transition Activity <br />4-4-88 Node, by the adopted Comprehensive Plan. <br />2. Water and sewer mains exist at the site or are to <br />be made available as part of the development <br />process or the lot size for individual uses are <br />appropriate to the method of water supply and <br />sewage disposal. <br />*Amended *3. All property to be designated for new development <br />4-4-88 under this classification shall have direct <br />access to major collector streets, as designated <br />by the adopted Comprehensive Plan. <br />*4.2.12 Existing Commercial-V ( EC-5) District <br />*Amended a) Intent <br />10-4-82 <br />4-4-88 The purpose of the Existing Commercial-V (EC-5) <br />District is to provide a district to be used only <br />during the application of zoning to previously unzoned <br />townships to accommodate existing commercial uses or <br />in zoned townships to previously zoned commercial <br />property which is not located in areas designated as <br />Activity Nodes by the adopted Comprehensive Plan. <br />b) Application Criteria <br />*Amended This district will be applied to existing commercial <br />4-4-88 uses in unzoned townships and previously zoned <br />commercial property located in areas not designated as <br />Activity Nodes in the adopted Comprehensive Plan. <br />This designation shall only be applied to property <br />used for existing commercial at the time of <br />application of this ordinance. <br />4.2.13 RESERVED <br />4-6 <br />
