24 <br />AN ORDINAINACE AMENDING THE ORANGE COUNTY <br />SUBDIVISION REGULATIONS <br />SECTION 11 AND SECTION IV -B -10 . <br />TO IMPLEMENT NEW DEVELOPMENT STANDARDS IN CANE CREEK WATERSHED <br />THE BOARD OF COUNTY COMMISSIONERS OF ORANGE COUNTY ORDAINS: <br />Section. If Definitions is amended by changing the definition of flexible development to read as <br />follows. <br />Amended Flexible Development - A subdivision in which greater flexibility and design <br />...7-1-96 creativity is encouraged and allowed to preserve agricultural and forestry lands; <br />natural and cultural features, and rural community character that. might otherwise <br />be lost through development approaches. At lease one -third (33 %) of the land <br />Within a Flexible Development subdivision must be set .aside as open space. A <br />greater percentage of open space may be required based on :the density <br />requirements . in certain overlay zoning. districts. In Cane Creek watershed, at <br />least .50% of the. land within a ' Flexible Development subdivision must be set <br />aside as open space. In order to meet open space ,requirements,. open. space <br />maybe preserved through: <br />(a) An "estate lot" approach where all land is subdivided into lots four (4) acres or <br />greater in size, building limits (50 %) are established for each lot,. and the land <br />area outside such limits is preserved as open space; or <br />(b) a "conservation" approach where all land is subdivided into lots, and :.open <br />space is preserved through the use '.of conservation easements applied to <br />portions of individual lots; or <br />(c) A "cluster" approach where lot sizes are reduced and the land saved through <br />such reductions is preserved as open space; or <br />(d) A "village" or modified cluster approach where dwelling units are clustered <br />-around a village green and supporting shops, and the village is surrounded <br />by open space; or <br />(e) Some combination of the above. <br />g:\bdamend \canecrk \res.doc \10- 8 -99Vd <br />
