ADMINISTRATION RECOMMENDATION <br />12 <br />Proposed Amendments <br />ORANGE COUNTY. SUBDIVISION REGULATIONS <br />Section II. DEFINITIONS <br />Amended Flexible. Development - A subdivision in which greater flexibility'and design <br />7 -1 -96 creativity is encouraged and allowed to .preserve agricultural and, forestry <br />lands, natural and cultural features,.and rural community character that might . <br />otherwise be lost through development approaches. At lease one- third (33 %) <br />of the land 'within a Flexible Development subdivision must be `set aside. as <br />open spacer —wh fit.. A greater percentage of open space may be <br />required `based on the density requirements in certain overlay zoning <br />districts. In Cane Creek, watershed, at least' 50% of the land within a <br />Flexible Development subdivision must, be set aside as open space In <br />order to meet open space requirements, open space may be preserved <br />through: <br />(a) An "estate lot" approach where all land is subdivided 'into lots four (4) - <br />acres or greater in size, building limits .(50 %) are established for each lot, <br />and the land area outside such limits is preserved as open space; or <br />(b) a "conservation approach where ail land is subdivided into :.lots, and <br />open space is preserved through the use. of. conservation easements <br />applied to portions of individual lots; or <br />(c) A "cluster" approach where lot sizes are reduced and the land saved <br />through such reductions is preserved as open space; or <br />(d) A "village" or modified cluster approach -where dwelling units are <br />clustered around a village green and supporting shops, and :the village, is <br />surrounded by open space; or <br />(e) Some combination of the above. <br />g:\ bdamend \canecrk\sramend.doc \10- 8 -99*1 <br />
