6 <br />This agreement shall be reviewed and approved, as to its' content, by the <br />County Attorney's office and the City of Mebane prior to execution. <br />b. A master erosion control, grading, and stormwater plan detailing the <br />overall grading and stormwater management system necessary to allow <br />for the development of the Project as approved by the County, <br />c. A master internal roadway construction plan detailing the location, <br />development, and use of common roadways, <br />d. A master open space/landscape plan outlining the management of <br />common area buffers as detailed herein, <br />e. The development of each development district shall require the <br />preparation of a revised Transportation Impact Analysis identifying <br />specific external roadway improvements that will need to be completed to <br />support each district within the Project. <br />2. Each site plan submitted proposing development within the Project shall be <br />required to submit documentation outlining adherence to these approved master <br />plans, <br />3. Each site plan submitted proposing development within the Project shall further <br />be required to submit documentation outlining adherence to any and all minimum <br />standards detailed herein, specifically providing detailed information on how the <br />individual development plan complies, and is consistent with: <br />a. Impervious surface ratio allotments, <br />b. Site Volume Ratio requirements (please refer to Section F of this <br />document), <br />c. Building size limitations (please refer to Section D of this document), <br />d. Landscaping and open space management (Please refer to Section O <br />and P of this document). All site plans proposing the planting of <br />vegetation shall include the heights for all proposed foliage, both at initial <br />planting and at the plant's maturity, and <br />e. All other standards as detailed herein. <br />4. Prior to any land disturbing activity on the Project, BRA shall submit and receive <br />approval of a Perimeter Buffer -Open Space Management Plan detailing any <br />and all tree protection and open space management activities/construction <br />associated with the preservation and maintenance of the perimeter buffer for the <br />Project per Section P of this document. <br />
