Insuring that all public utilities are available to support the <br />aforementioned units. <br />S - SPECIFIC DEVELOPMENT GUIDELINES -DEVELOPMENT AND USE OF <br />.DRIVE-THRU FACILITIES: <br />Drive-thru facilities at BV will be regulated in accordance with drive-thru <br />regulations applicable in Orange County's planning jurisdiction that are in place <br />at the time each application containing adrive-thru facility for site plan approval <br />is submitted. <br />T - SPECIFIC DEVELOPMENT GUIDELINES -TRANSFER OF PROPERTY TO <br />ORANGE COUNTY: <br />Once all required utility infrastructure has been installed within District Three (3), <br />BRA shall dedicate, in fee simple ,one (1) acre of land area for governmental <br />use/development to the County no later .than ninety (90) days from receiving <br />certification that .all required utility improvements have been completed in <br />accordance with the utility master plan per the City of Mebane. <br />BRA's conveyance of this land area to the County shall fulfill its obligation to <br />dedicate property to allow for the. development of governmental services and <br />other similar obligations as shown on the approved Master Plan. <br />Further, the deed transferring the property from BRA to Orange County shall <br />detail and grant the proportional share of the cumulative impervious surface <br />allotment afforded to the one (1) acre lot. <br />U - SPECIFIC DEVELOPMENT GUIDELINES - ADHERANCE TO LEED <br />STANDARDS: <br />BRA shall adhere to select LEED standards associated with the development of <br />the Project. While the Project does not have to obtain formal LEED Certification, <br />BRA shall adhere to the various minimum standards detailed as follows: <br />LEED for Retail-New Construction PILOT (preliminary USGBC) <br />Project Checklist -Pilot Scorecard <br />Certified: 26-32 points <br />Silver: 33-38 points <br />Gold: 39-51 points <br />Platinum: 52-70 points <br />Construction Activity Pollution Prevention Required <br />~~ credit ~ Site Selection <br />
