45 <br />R - SPECIFIC DEVELOPMENT GUIDELINES -PROVISION OF AFFORDABLE <br />HOUSING: <br />District Two (2) and District Three (3), as shown on the Project Master Plan, has <br />been designated as the location for a maximum of two hundred (200) residential <br />dwelling units that can be located on the second and/or third floor of non- <br />residentialbuildings. These units shall be condominiums, with no freestanding <br />single-family/patio home or town home development permitted. <br />BRA shall be entitled to build a maximum of two hundred (200) dwelling <br />units as -shown on the BVPD Master Plan in accordance with the <br />conditions contained herein and subject to the following additional <br />requirements: <br />BRA shall propose an Affordable Housing Plan that addresses the following <br />items, for approval by the County Manager prior to issuance of a Zoning <br />Compliance Permit for either District Two (2) or District Three (3): <br />a) Unless modified otherwise by this permit the following shall apply: <br />i. Fifteen Percent (15) % of the proposed dwelling units shall <br />be affordable dwelling unit(s) available to low and moderate <br />income households with annual income at or below 80 <br />percent of the area median income; <br />ii. An affordable housing component shall be provided for any <br />District of this development that includes residential units. <br />iii. A minimum of 15 percent of units in each District that <br />includes residential units shall be affordable. <br />iv. For each District that includes residential units, affordable <br />one- and two- bedroom units shall be provided at the same <br />ratio of market rate one and two-bedroom units. <br />b) Upon approval by the County Manager and the Zoning Officer of a <br />Minor Change to this Special Use Permit, subsequent to presenting <br />a report to the Orange County Board of Commissioners describing <br />any such proposed Minor Change and receiving the Orange <br />County Board of Commissioners' consent that it is a Minor Change,. <br />BRA may exercise the option to modify (a) above as outlined <br />below: <br />i. BRA may increase the number of affordable two-bedroom <br />units by decreasing the number of affordable one-bedroom <br />units. For every affordable two-bedroom unit added, two <br />affordable one-bedroom units may be removed; and/or <br />BRA may decrease the number of affordable one-bedroom <br />units, without a corresponding increase in affordable two- <br />
