42 <br />1. There shall be a one hundred (100) foot undisturbed, natural <br />buffer along the northern property line running parallel with <br />Interstate 85 or as approved herein, <br />2. Existing trees and vegetation may be thinned as follows: no less <br />than fifty-four (54) trees an acre, existing trees and vegetation <br />to create limited visibility within this buffer in approximately fifty <br />(50) percent of the required Open Space, in accordance with <br />the Orange County regulations and the following standards: <br />a. These areas shall in part be utilized to develop <br />stormwater retention ponds. Low level and/or aquatic <br />vegetation is required in this area. There shall be no <br />permanent structures erected within this area unless to <br />support a public service. Fountains, berms are <br />permitted. <br />b. Disturbed areas will be replaced with indigenous, drought <br />resistant vegetation including ground cover and 25% <br />other material that will achieve a height of six (6) feet <br />within five (5) years. <br />Please refer to Attachment A, number(s) One (1), Two (2), Three <br />(3) and Ten (10) for a graphic representation of the buffer. <br />d. The western portion of the Project, running parallel with Buckhorn <br />Road, shall abide by the following Open Space requirements: <br />1. There shall be a twenty-five (25) Open Space/buffer area along <br />the western property line planted in accordance with the Type B <br />buffer standard, <br />2. With respect to buffering around external residential land uses <br />along Buckhorn Road, the following standards shall apply: <br />a. BRA shall preserve a twenty-five (25) foot natural <br />vegetative buffer along the common property line of the <br />Project and these properties, <br />b. The developer shall install earthen berms, three (3) to <br />four (4) feet in height, and add additional landscaping <br />around these properties to create a total buffer area of <br />fifty (50) feet, <br />c. This additional twenty-five (25) foot buffer area shall <br />adhere to the planting requirements for the Type B buffer <br />standard along the Project side. <br />Please refer to Attachment A, number(s) Eight (8) and Nine (9) for <br />a graphic representation of the buffer. <br />e. The southern portion of the Project, running parallel with West Ten <br />Road, shall abide by the following Open Space requirements: <br />
