4 <br />b. All roadway improvements internal to the Project that are necessary to <br />support the individual development district where subdivision is proposed, <br />.and <br />c. All utilities necessary to support the development district where <br />subdivision is proposed whether or not those utilities are installed within <br />the Property or outside of the Property. <br />3. BRA shall post bonds and/or Letter(s) of Credit in amounts deemed sufficient for <br />completion of construction by the County's engineer in order to cover the costs <br />associated with the following improvements: <br />a. External roadway improvements. Bonds and/or Letter(s) of Credit shall <br />be reviewed and approved by NC DOT and Orange County in accordance <br />with any and all applicable NC DOT/Orange County policies and <br />standards. <br />External roadway improvements shall be constructed or bonded in their <br />entirety prior to the issuance of any permit authorizing land-disturbing <br />activities by the County or other appropriate governmental entity. <br />External roadway improvements shall be completed in accordance with <br />the standards identified herein as well as any and all applicable NC DOT <br />or City of Mebane requirements. <br />b. External sidewalk improvements. BRA shall post the necessary bonds <br />and/or Letter(s) of Credit for external sidewalk improvements associated <br />with the Project. <br />BRA shall, prior to commencing sidewalk construction, obtain .all <br />necessary encroachment agreements for ~ any external sidewalk <br />improvement to be located within NC DOT rights-of-way. For all <br />sidewalks located within the right-of--way, BRA shall be responsible for all <br />maintenance until such time that the sidewalks are accepted by a <br />governmental entity for maintenance. <br />c. External and Internal Utility Infrastructure (Water/Sewer). Bonds <br />and/or Letter(s) of Credit shall be reviewed and approved by the City of <br />Mebane and Orange County in accordance with any and .all applicable <br />City of Mebane/Orange County .policies and standards. <br />External and Internal Utility Infrastructure relating to the installation of <br />water/sewer lines shall be completed in accordance with the City of <br />Mebane's utility extension policies/standards. BRA shall be responsible <br />for all maintenance for these lines until such time as they are accepted <br />the City of Mebane for maintenance. <br />.BRA shall be required to submit and receive approval of a Master Utility <br />Plan by the City of Mebane prior to the commencement of land disturbing <br />activities. <br />4. BRA shall develop and cause the review by the County Attorney's office and the <br />City of Mebane, all internal cross-easement agreements establishing vehicular <br />
