36 <br />O - INTERNAL LANDSCAPING: <br />In addition to any and all applicable Federal, State, or local requirements, the <br />following specific standards shall govern landscaping issues for the Project: <br />1. All required internal landscaping shall be installed, or bonded, and <br />maintained by BRA in perpetuity in accordance with the standards identified <br />herein, <br />2. As detailed within Section B of this document, BRA shall submit a <br />comprehensive, detailed, landscaping plan to the Orange County Planning <br />Department prior to any internal or external earth disturbing activity or road <br />work for review and approval by members of the staff as well as .the <br />following Planning partners, including: <br />a. Cooperative Extension (staff arborist), <br />b. NC DOT if encroachments are needed, <br />c. Local utility companies (i.e. power, cable, phone, etc) <br />d. Orange County ERCD <br />3. All internal landscaping, associated with the development of an individual <br />land use within the Project, shall be installed or bonded prior to the issuance <br />of a Certificate of Occupancy allowing for the occupancy of any building <br />within the development site, <br />4. All landscaping, excluding grassed/sodded areas, shall be comprised <br />primarily of drought tolerant, regionally- native, vegetation. Landscaping shall <br />be watered in accordance with the standards contained herein, <br />5. Limits of disturbance shall be in accordance with the approved Master <br />Erosion Control and Grading Plan as approved by the County prior to any <br />earth disturbing activity. <br />6. Required parking lot landscaping shall be required to demonstrate with the <br />following additional requirements: <br />a. Parking lot shade trees shall be provided at a ratio of one (1) three <br />inch (3") minimum caliper tree for every ten (1) parking spaces. <br />The applicant/BRA is required to demonstrate that ninety percent <br />(90%) of the parking spaces are within fifty (50) feet of the center of <br />a shade tree as shown in the following diagram: <br />
