34 <br />18. Parking areas within the Project may be designated as park and ride lots. <br />19. The use of parking lot(s) spaces to support car pooling activities for <br />employees and/or visitors to the property shall be encouraged by appropriate <br />parking lot designation, including but not limited to preferential parking <br />locations. <br />20. The developer shall construct four (4) bus pullouts and transit shelters at <br />locations indicated for transit stops on ~ the submitted Transportation and <br />Pedestrian Plan. <br />21. Bicycle lanes shall be constructed on both sides of internal roads where <br />bicycle lanes are indicated on the submitted Transportation and Pedestrian <br />Plan. Bicycle lanes shall be provided along the major access road through <br />the development to adjacent property in the Economic Development District <br />all the way to the eastern properly boundary. <br />22. Outside lanes shall be provided, twelve feet (12') in width to accommodate <br />bicycle traffic on minor/drives internal roads where bicycle lanes are not <br />provided. <br />23. Sidewalks shall be constructed on both sides of all internal roads. Sidewalks <br />shall be provided along both sides of the major access road through the <br />development to adjacent property in the Economic Development District all <br />the way to the eastern properly boundary. <br />24. Crosswalks shall be provided at all intersections within the development. <br />Crosswalk improvements may include painting, pavement changes, curb <br />extensions that narrow the crossing distance, or other measures that may be <br />warranted to improve pedestrian safety including crosswalk signals that <br />provide assistance to deaf and visually impaired individuals announcing <br />when it is safe to cross at intersections on the major access road. <br />25. All lease agreement, or individual sales documents, for future tenants shall <br />include provisions requiring all tenants/properly owner to adhere to the <br />standards contained herein <br />26. In addition to all other applicable standards, parking for individual land uses <br />shall adhere to the following: <br />a. One- (1) parking space for every three hundred (300) square feet of <br />floor space within a Retail Trade (excluding Restaurants), Service <br />(excluding Indoor/Outdoor Theaters), Manufacturing, Assembly, and <br />Processing, and Finance, Insurance, and Real Estate land use, <br />b. One (1) parking space for each Residential Dwelling, Multi-family <br />unit, <br />c. One (1) parking space for every three (3) seats in an Indoor and/or <br />Outdoor Theater, <br />d. One (1) parking space per employee per shift (ex: a Restaurant with <br />multiple shifts shall provide the number of employee parking spaces <br />
