21 <br />Front 10 feet 1 foot Zero <br />Side 10 feet Zero Zero <br />Rear 10 feet 1 foot Zero <br />When a land use is adjacent to common owned property such as a private <br />street, alley, and parking area and BRA can demonstrate on a site specific <br />development plan that such setbacks shall not create a public safety hazard. <br />If staff cannot make such determination, then the appropriate setbacks as <br />detailed within County Ordinances shall be used. <br />When the use is not a freestanding structure, then the applicable setbacks as <br />detailed within County Ordinances shall be used. <br />In addition to the aforementioned setback. , requirements, all buildings <br />developed on the southern portion of the Project shall observe a one hundred <br />(100) foot setback from established property lines along West Ten Road. <br />L - ARCHITECTURAL AND SITE DESIGN -SIGNS: <br />In addition to any and all applicable Federal, State, or local requirements, the <br />following specific standards shall govern the erection and use of signs for the <br />Project. <br />1. Signs shall be of a size, font and color in conjunction with the Project's <br />approved concept master plan. <br />2. Copyright logos shall be permitted only within a box style fashion on an <br />approved sign: IE: American Express, State Farm Insurance, etc. <br />3. Specific sign regulations for specific land uses are as follows: <br />a. Freestanding Property Development Sign: Providing the name of the <br />Project. This sign shall be erected on an architectural design feature <br />approved as part of the site plan review process. For purposes of this <br />subsection, "architectural design feature" shall mean a sign that is four <br />sided, is made of construction materials of the same type used on the <br />facades of the buildings within the Project, and includes a roof. No <br />freestanding or pole mounted signs shall be permitted for the Project. <br />Maximum Number: One (1), <br />Maximum Height: Fifty (50) for the structure, <br />Forty (40) foot for the top of the sign <br />Maximum Size: Eight hundred (800) cumulative square <br />foot allotment for the structure, with a <br />limit of four hundred (400) square feet of <br />
