11 <br />iv. Services excluding Hotels and Motels. <br />b. A maximum of Two (2) free-standing buildings supporting Residential <br />Dwelling, Multi-family, land uses, <br />c. A maximum of One (1) free-standing building supporting a Service, <br />Automotive Convenience Store land use (i.e. gas station with convenience <br />store) including an accessory Restaurant use totaling six thousand (6,000) <br />square feet of building footprint. <br />d. Development of any and all land uses, including accessory structures, <br />within District Three (3) shall be limited to a total of six hundred six <br />thousand (606,000) square feet of building footprint. <br />e. The land uses within the following land use -categories shall not be <br />counted towards this building footprint limitation: <br />Transportation, Communications, and Utilities, <br />ii. Governmental Uses, and <br />iii. Other uses. <br />E -CONVERSION OF DEVELOPMENT SPACE: <br />Per the Transportation Impact Analysis (TIA) this development will generate a total <br />of approximately 45,938 daily vehicle trips,' with 60,691 weekend trips. <br />Development within the Project shall be limited to the following square <br />footages/seats/units to ensure proper traffic flow for the Project calculated in the <br />TIA: <br />1. Retail/Town Center (District II) <br />2. Retail -Large (District I) <br />3. Hotels (Districf II and III) <br />4. Theaters (indoors/outdoors) <br />5. Retail -Large (District III) <br />6. Residential (District 11 and III) <br />353,000 square feet <br />185,000 square feet <br />200 rooms <br />500 seats <br />437,000- square feet <br />200 units <br />The total developed site will contain a maximum 1.144 million square feet of <br />building footprint. Within the entire development there will be a maximum of three <br />(3) hotels, two (2) service/convenience stations and two (2) theater/entertainment <br />centers. <br />BRA shall be allowed to convert retail space, as detailed above, into additional <br />residential units, theater seats, or hotel rooms, or vice versa, so long as: <br />1.
