I live at 1111 Terry Road, less than half a mile from the <br /> proposed school location with my wife and small child. I must say that I don't have a lot to add <br /> to what the previous two speakers have told you. I just wanted to be here physically to show <br /> that I'm a little concerned about the increased level of traffic and also, as Mr. Tilley pointed out, <br /> it seems to me that if one was to grant an exception to established zoning such as this, that <br /> there should be a much greater buffer around the property. I don't think that any of us would <br /> appreciate having a business next door to them with almost 300 cars a day driving up the <br /> driveway that was ten feet from this property. <br /> Don Bagwell: I'm a sworn speaker tonight. Ladies and gentlemen of the Council, I'm a <br /> resident of Terry Road community. As a past educator in the North Carolina system of higher <br /> education, I am here this evening as one who is supportive of the advancement of education, <br /> both private and public. I have long admired the Montessori school philosophy and unique <br /> approach to academic instruction and reputation for academic excellence. Recently I attended <br /> a comnlunitvmeeting concerning the proposed KAonteoeorischool deve|op[nent. the purpose of <br /> [ny attendance was to express support for the new school and for the Montessori program in <br /> general. After reviewing the proposed development in much detail, I must say that I was <br /> impressed with the general architectural plan and commitment of resources. There ane, <br /> however, critical aspects of this proposed development which I find inconsistent with the <br /> fundamental objective of a farm/school concept and the surrounding community. The loton <br /> which this development has to be constructed is inappropriate for the following reasons: the <br /> lot <br /> is much too narrow, which represents obvious issues related to over-crowding and limited to <br /> both present and future development. A lot of my comments I will yield because previous <br /> speakers have adequately addressed those issues. The space allocated for farming in the <br /> portions of the lot which are available or suitable for farming appear quite limited and <br /> • insufficient for both present and future development. You'll notice from the map that the area is <br /> very much concentrated on what appears to be three or four acres. So the aspect that it's a 14- <br /> parcel is a bit misleading in review back half of property, approximately half the <br /> 8�F� p�rc ,` <br /> property is unusable because of its terrain and water areas. That being said, if the lot was <br /> larger or shaped differently to allow sufficient buffering from surrounding neighbors in the <br /> conl0uDitv. there vxoU|dbefeVVer objections to the dema|opnnent. Any planned development <br /> xvhichconstitutes a radical departure from the overall theme of the community should have the <br /> burden of respectfully submitting to the general will of the residents of that community, and that <br /> includes appropriateness of location, design, and buffering for surrounding property owners. I <br /> would ask the Commission that a formal traffic study be conducted to determine what the <br /> impact is of this facility. And again, I'd like to remind the Commission that this is a commercial <br /> ' h but IRS has classified the <br /> development.
