approve both, and hoping that we actually don't have to use the temporary classroom space, <br /> that we'll be able to move immediately into the construction. <br /> I just wanted to mention that I have spoken with the Fire Chief of Caldwell as late as yesterday <br /> about the fire protection issues and we went through this, and he believes that as we develop <br /> the final plans that we will be able to size the holding pond that's shown on the site plan just to <br /> the east of this to be adequate to store the amount of water that they would need to fight fires at <br /> this facility. <br /> Regarding the second entrance, as you have the initial site plan, we only have a little bit of <br /> frontage on there and it just didn't make sense to try to put two entrances in that small area. It <br /> would not have served any particular purpose. And one of the things that the second entrance <br /> is designed to provide is separation for school buses from other school traffic. Obviously, we're <br /> not going to have any school buses here, so we didn't feel that was really necessary. HoxveweF, <br /> we've reentered negotiations with the owner of this property, and she has agreed to recombine <br /> and change her lot so as to allow us to have the second entrance further on up Terry Road to <br /> provide an alternative entrance just in case we should need it. It's not one we would expect to <br /> use very often. It enters into the back side of the parking lot. We would like you to coOsidor, <br /> and the Planning Board to consider this particular plan that does show full compliance with the <br /> ordinance. <br /> The one last comment that I had, is that you will hear some concerns from some of the <br /> adjoining property owners about the amount of traffic that this school will generate. Right now, <br /> the traffic count on Terry Road is about 650 trips per day. We will probably eventually generate <br /> something like 550 trips per day with this facility. The capacity of Terry Road is somewhere <br /> 7,500 to 10,000 trips per day. 8o, while it is true that this facility may in fact come close to <br /> doubling the amount of traffic, it will not in any way come close to affecting the ability of Terry <br /> Road to handle the traffic that's going to be generated. Unless there are some questions at this <br /> point, I'd like to introduce Lisa Wallace Tate, who is the Head of School, and she's going to tell <br /> you a little bit about the Montessori school and why we need to locate this particular facility in <br /> this kind of rural area. <br /> Commissioner Carey: I have one question that relates to the property that the second <br /> driveway was carved out of. How does that property have access to their property? <br /> Steve Yuhasz: That property is part of the lot that you see where there is an existing house on <br /> that. There's a driveway that is adjacent to and south of that property. This really started as a <br /> minor subdivision, and one of the conditions of a minor subdivision approval was that these two <br /> lots have a joint driveway. That joint driveway has been built. What we've agreed to is that if <br /> this special use permit is approved, then we're going to change the property line so that that <br /> joint dhvevvoy, which straddled the property |ine, will become part of the individual residential lot. <br /> Commissioner Carey: Go, the owner of that individual residential lot will use the driveway that <br /> the school is using to access their property. <br /> Steve Yuhasz: No. They will have their own driveway. <br /> Commissioner Carey: It is not shown on either one of these maps. <br />
