189 <br />10.3.6 The following shall be submitted to the Board of Adjustment for its <br />consideration in considering a request for permits for Multi-Family Units. <br />Plans are required and must show the following: <br />(1) Topography - Topography of the site at contour intervals of no <br />greater than five (5) feet. <br />(2) Structures - Location and approximate size of all existing and <br />proposed buildings and structures within the site and existing <br />buildings and structures within 500 feet adjacent thereto. <br />(3) Circulation ='-Proposed points of access egress together with the <br />proposed pattern of internal circulation. <br />(4) Parking and Loading - Proposed parking areas. <br />(5) Timing of Development - Proposed schedule of development, <br />including stages likely to follow. <br />(6) Other Reouiremennts - Proposed provision for storm and sanitary <br />sewerage, including both natural and man-made features, and the <br />proposed treatment of ground cover, slopes, banks and ditches. <br />(7) And any other requirements the Board of Adjustment deems <br />necessary. <br />The Board of Adjustment shall impose such reasonable and appropriate <br />terms, conditions, safeguards and recuirements upon the issuance of <br />a Multi-Family Dwelling Permit as it may deem necessary to protect <br />the public and neighboring property owners against adverse effects, <br />including a requirement that there be no violation of the above <br />findings. <br />Whenever the Board of Adjustment shall determine that any of the <br />terms, conditions, safeguards and requirements upon the issuance <br />of a Multi-Family Dwelling Permit, after notice of such violation <br />has been given the permit holder by the Zoning Officer the Board <br />of Adjustment may revoke said permit. In every case of.revocation <br />of a Multi-Family Dwelling Permit, the multi-family dwelling or <br />dwellings for which the permit was issued shall automatically be in <br />violation of this ordinance. <br />Amend Section 6 by adding a new Section 6.12. <br />Section 6.12 Interior Yard Requirements in Residential Districts <br />Any building or portion of a building'used or designed for <br />residential purposes, including transient occupancy, shall <br />be separated from any facing building or portion of a building <br />by a distance not less than the height of the taller building <br />or portion thereof plus one-half the height of the shorter <br />building or portion thereof, unless the facing portions overlap <br />by less than fifteen (15) feet. A building shall be considered <br />as faced by another building or portion thereof if the pertinent <br />exterior wall has windows and if the opposite exterior wall is <br />parallel, or divrges at an angle of sixty (60) degrees or less. <br />There shall be a.-minimum of twenty (20) feet between any two <br />non-facing buildings, or buildings which face each other for a <br />distance of less than fifteen feet, on the same lot; or fifteen <br />(15) feet if'both buildings do not exceed one story in height. <br />Section 6.7 to read: <br />Section 6.7 Minimum Setback Within Which No Structure Shall Be Located <br />Residential Districts <br />That the minimum setback within which no building shall be <br />located shall be 35 feet from the highway right-of-way line. <br />On roads with no right-of-way established, a sixty (60) foot <br />right-of-way will be assumed. <br />Mobile Home Districts <br />That the minimum setback within which no building shall be <br />located shall be 35 feet from the highway right-of-way line. <br />On roads with no right-of-way established, a sixty (60) foot <br />right-of-way will be assumed.
