EXHIBIT D -COUNTY'S 1~-OR6C <br />County, at its sole cost and expense, shall perform all work other than that to be performed by <br />Landlord as set forth in Exhibit "C" required to complete the Demised Premises to a fuushed <br />condition ready for the conduct of business therein. All plumbing vents must exit the Demised <br />Premises so as to avoid any odor problems. <br />Prior to commencement of County's work, County shall submit to Landlord for Landlord's <br />approval two 2 complete 11" x 17" sets of plans and specifications for such work and, upon <br />Landlord's approval of same, said plans and specifications shall be incorporated into and <br />become a part of this Lease Agreement.. <br />County shall not use the Shopping Center or other County's trash receptacles for construction <br />debris. If so used, County will be charged two (2) times the normal dump fee and container <br />rental, plus ten percent (10%) of such amount for Landlord's overhead and administrative <br />expense which will be due upon demand. <br />County will diligently prosecute such application until approved. County shall not modify <br />County's plans and specifications approved by Landlord without Landlord's prior written <br />consent. <br />County shall not commence any work in the Demised Premises until County obtains insurance <br />coverage pursuant to NC statutes for publicly bid and constructed construction projects and <br />delivers proof of said insurance to Landlord. <br />41 <br />Connty of Orange, iu North Carolina -Hillsborough Commons 07/02/08 <br />INITIAIS <br />)tD ~~~11~TY <br />
