12 <br />Allison stated that under section D.1 Estate Lot Option, the change from 75 feet to 150 feet for <br />the minimum spacing between building envelope and subdivision boundary or off-site public <br />street right-of-way seems to be pretty restrictive. <br />Benedict stated that the Board could. suggest something that they would be more comfortable <br />with. The Board suggested to change the existing 75 feet to -100 feet fora 50 foot wide road <br />corridor and 125 feet fora 60+ wide road corridor. <br />MOTION: Strayhorn moved to accept the amendments with the suggested changes. <br />Seconded by McAdams. <br />VOTE: Unanimous. <br />AGENDA ITEM #10: SUBDIVISIONS <br />a. Preliminary Plans <br />(1) Old Meredith Place <br />(60 Lots -Little River Township) <br />Presented by Robert Davis. <br />PURPOSE: .Consideration of the Preliminary Plan for Old Meredith Place Subdivision. <br />BACKGROUND: <br />Request <br />Applicant: Steve Yuhasz, agent for Ryland Pool and Clarksville Jewelry by Ann, Inc. <br />• Subdivision follows the conventional subdivision section of the regulations <br />• 60 single-family lots on a 77.24 acres tract (including rights-of-way) <br />Location <br />The property, located ~ Little River Township along both sides of NC 157, is at the intersection <br />of Berry Road (SR 1523) and NC 157. A USGS designated stream is located-along the southern <br />boundary of the western side of the tract. Lick Creek is along the eastern boundary of the eastern <br />portion of the property. <br />Existing Site Conditions <br />Zoning: <br />• Agricultural Residential (AR) and Flat River Protected Watershed <br />(maximum impervious surface coverage is twelve (12) percent) <br />• Adjacent land uses: single-family residential and agricultural <br />Physical Description: <br />• Property is predominately hardwoods with some open fields. <br />Proposed Site Conditions <br />Roads: <br />• Access to subdivision is from NC 157 near the intersection of Berry Road (SR1523) <br />(1997 NCDOT Average Daily Traffic: 2100 VPD at Guess Road intersection) <br />• Proposed public streets to be built to NCDOT standards. <br />• Access from the western tract to NC 157 is on the inside radius of the curve which is a <br />potentially unsafe entrance%xit. <br />Water and Sewer: <br />• Individual well and septic system on each lot. <br />• Health Department verified that each lot contains provisionally suitable soils to locate a septic <br />system. <br />
