~8 <br />CONDITION EIGHTEEN - ARCHTTECTiTKAL DESIGN STANDARDS -SIGNS (Formerly <br />listed under Section 2-4-3 of Staff recommended conditions -June 3, 2008 BOCC abstract - <br />Attachment 3A) <br />18. In addition to any and all applicable local or State requirements, the following specific standards <br />shall govern the erection and use of signs for this project: <br />a. Freestanding Property Development Sign: providing the name of the development as <br />well as major tenants associated with the development. <br />Maximum Number: One (1), <br />Maximum Height: Fifty (50) feet, <br />Maximum Size: Three hundred (300) square feet. <br />Style of Sign: Internally illuminated cabinet style signs shall be prohibited. <br />Freestanding signs be either raised blocked lettering. <br />Setback from property line: Forty (40) feet <br />(Note: Tlie Planning Board recommended that the freestanding sign provision be deleted) <br />b. Entry Portal Marker -providing the name of the development and identifying the <br />names of major tenants. These signs are primarily intended for location at the main <br />entrances to the project. <br />Maximum Number: Eight (8) signs, <br />Maximum Height: Eight (8) feet, <br />Maximum Size: Three hundred (300) square feet each. <br />Style of Sign: Internally illuminated cabinet style signs shall be prohibited. Entry portal <br />markers shall be either raised blocked lettering or a wall style sign that is externally <br />illuminated. <br />Sign Allocation: For Entry Portal Markers, the name of the project shall occupy at least <br />sixty percent (60%) of the sign area. Larger tenants are required to have a minimum of <br />fifty thousand (50,000) square feet of floor area to qualify for signage on the Entry Portal <br />Marker. <br />Setback from right-of--way: Ten (10) feet <br />Setback from private road: Five (5) feet <br />c. Major Tenant Identification -providing the name of the tenant that will be wall or <br />building mounted. These signs are reserved for tenants occupying freestanding buildings <br />or who are part of amulti-tenant, single-story, freestanding building. Tenants qualifying <br />for a Major Tenant Identification sign shall have to have a minimum of twenty thousand <br />(20,000) square feet of floor area. <br />Maximum Number: One (1) wall or building mounted sign per fagade or per individual <br />rental space, <br />Maximum Height: The sign cannot extend above the building/parapet height, <br />Maximum Size: Two (2) square feet of signage for every one (1) square foot of <br />frontage not to exceed three hundred (300) feet.
