~3 <br />CONDITION SEVENTEEN - ARCHITECTURAL DESIGN STANDARDS -INTERNAL <br />LANDSCAPING (Formerly listed under Section 2-4 (8) of Staff recommended conditions -June 3, <br />2008 BOCC abstract -Attachment 3A) <br />17. In addition to any and all applicable local or State requirements, the following specific standards <br />shall govern landscaping issues for this project: <br />a. All required internal and external landscaping shall be installed, or bonded, and maintained <br />by the developer or their successor in perpetuity, <br />b. All internal landscaping associated with the development of an individual land use shall be <br />installed or bonded prior to the issuance of a Certificate of Occupancy allowing for the <br />occupancy of any building within the development site, <br />c. All landscaping shall be comprised primarily of drought tolerant; regionally native, <br />vegetation excluding grassed/sodded areas, <br />d. A comprehensive, and detailed, landscaping plan shall be submitted to the Orange County <br />Planning Department prior to any internal or external earth disturbing activity or road work <br />for review and approval by members of the staff as well as the following Planning partners, <br />including: <br />i. Cooperative Extension (staff arborist), <br />ii. NC DOT if encroachments are needed, <br />iii. Local utility companies (i.e. power, cable, phone, etc) <br />e. Developer shall demonstrate compliance with all applicable local and State regulations <br />within the submitted landscaping plan as well as the approved BVPD Master Plan, <br />f. All external landscaping, if needed, shall be watered in accordance with the standards <br />contained herein, <br />g. Limits of disturbance shall be in accordance with the approved Master Erosion Control and <br />Grading Plan as approved by the County prior to any earth disturbing activity. <br />h. Required parking lot landscaping shall be required to demonstrate with the following <br />additional requirements: <br />i. Parking lot shade trees shall be provided at a ratio of one (1) three inch (3") <br />minimum caliper tree for every ten (1) parking spaces. The applicant/developer is <br />required to demonstrate that ninety percent (90%) of the parking spaces are within <br />fifty (50) feet of the center of a shade tree as shown in the following diagram: <br />
