TiZZey $250.00 <br />Richaxdsan <br />~4IV~L.YSIS ~41Vt~ C~~VCLUS9C~iS <br />The subject property is a 2'1.52 acre tract of vacant land that is generally rectangular in <br />shape, except for a portion of land at the southwest corner which was apparently <br />subdivided out of the primary tract at some point in the past. The adjacent property that <br />is to be developed is-approximately 14.85 acres. This property borders the subject <br />property along the northern border of the subject tract of Land. <br />81 <br />The proposed developrnen# of the adjacent property will include the cons#ruction of <br />seven buildings totaling 9,980 square feet, and a barn. The proposed development wil! <br />be sited generally 113 of the way into this tract from the street frontage. As of the <br />inspection date of the subject tract, there is little buffer in terms of mature vegetation <br />that will buffer the project in terms of view from the proposed subject dwelling. The <br />proposed subject dwelling will be located approximately the same distance inward as <br />the proposed private school -buildings, approximately '150 feet from the border of the two <br />tracts. As a result, based on the site data available to me, it appears the subject <br />dweping will overlook the school buildings. In my opinion, this is an inferior view <br />characteris#ic. <br />Project notes submitted for review indicate the school will serve 14g students and 11 <br />staff. The school is private and it is indicated there will be no bus service. This results in <br />a maximum of 111 cars delivering studerrts and staff, twice a day. The primary entrance <br />to the school property will be a 20 foot wide gravel driveway, located approximately 250 <br />feet from the existing gravel driveway of the subject property, and approximately 30 feet <br />from the property boundary lines. This will create excessive traffic issues for the subject <br />property and most likely at the intersection of Terry Load and St: Mary's Road, in my <br />opinion. Generally, excessive traffic issues negatively affect the marketability of <br />properties and ultimately the market value due to longer marketing periods and <br />generally lower sale prices compared to properties without traffic issues. <br />{n my analysis, 1 assembled and reviewed various types of market data, which either <br />suffered from traffic and/or inferior view characteristics. The market data indicated much <br />14 <br />
