In addition to the data compiled by the undersigned appraiser on a regular <br />basis, the investigations undertaken and major data sources are listed below. This <br />report is considered a consulting assignment, not an appraisal of the subject property. <br />ARF~ ADO iVEIGHBORHOOt2 ~t~!lA~L.YS1S--The appraiser examined <br />information provided by Orange County, North Carolina, the U.S. Bureau <br />of Census, local multiple listing service and real estate firms. In addition, <br />data compiled by the Orange County Chamber of Commerce and <br />Economic ©evelopment Council was analyzed. Neighborhood information <br />was obtained during the neighborhood appraisal inspection and data <br />compiled on a regular basis. <br />SITE ®ESCR/PTIONS ~4Nt3 AAiI~tYSIS -- The site description was <br />obtained from a submitted survey, public records including the tax <br />assessor's maps. The site was visually observed during the consulting <br />inspection, which included walking and driving over the subject property. <br />CC~iVSULTIAtG ~tIVALYS/S- Market data, v~hich includes active lis#ings, <br />closed sales, withdrawn and expired listings are analyzed. Generally this <br />information is gleaned fi om the Triangle IVtuitiple Lis#ing Service. In <br />addition, consultations are made with local real estate brokers and <br />appraisers. <br />TYPE OF AN~4L.YSIS- This analysis and report is considered to be a <br />consulting assignment. It is not an appraisal. The market value of the <br />subject property is not determined, nor is a value assigned to the <br />conclusion, in terms of a rate or direction of the value.
