63 <br />I believe the appraiser in the Impact Analysis is relying on basic macro <br />economics (supply and demand) to build a case that our property (land <br />only from his view) would not decline based upon the fact that no more <br />land is being made in OC and demand is ever growing in the Triangle <br />area. That should not be viewed as adequate evidence with the addition of <br />a 400K+ house on top of a 200K+ piece of land when you would <br />potentially locate a large school complex immediately adjacent to an <br />otherwise serene and scenic environment. <br />Section 8.2.1 (b) (3): <br />The location and character of the use, if developed according to the plan submitted, <br />will be in harmony with the area in which it is to be located and the use is in <br />compliance with the plan for the physical development of the county as embodied in <br />this article. <br />This commercial application for a private school is clearly not in harmony with the rural <br />agricultural/residential zoning of this area The proposed MFS school plan for a school <br />institution that has seven commercial buildings that are 25 ft in height and include four <br />temporary classrooms, two driveways, and parking lots filling the properly almost border <br />to border on this narrow lot North to South, does not fit the general atmosphere and <br />scenery of this community. This is evidenced by: <br />^ Signed Petition of Protest by twenty seven (27) Terry Rd. residents (to <br />date} who do not feel the school is in harmony with the communifiy. <br />^ The forecasted traffic created by the school would create a substantial <br />percentage increase in traflzc of over 500'~o per Neighborhood study <br />conducted during morning rush hour and at school let out. <br />^ The simple fact that this is a large commercial school complex in a rural <br />residentiaUagricultural neighborhood that contains only houses and farms <br />today. <br />We respectfully request that you, our elected officials, protect our interest and rights, <br />along with the other petitioning landowners of the Terry Road Community by denying <br />the said applicant's request for a SUP in this matter. <br />Your fair and balanced consideration is deeply appreciated! <br />Sincerely, <br />Keith R.
