118 <br />1263 Glenn Bowles: No but they call me. <br />1264 <br />1265 Jay Bryan: That would be to discourage what aspect? <br />1266 <br />1267 Glenn Bowles: Placing septic ground absorption systems in regulated stream buffers. <br />1268 <br />1269 Lany Wright: It would be nice to be a little more forceful than to discourage. <br />1270 <br />1271 Jeff Peolquin: I have sold many septic systems and if you talk to anyone in Environmental Health and they are very <br />1272 cautious about their setbacks. <br />1273 <br />1274 Craufurd Goodwin: We have a list of requests from the Cabe Ford community for conditions, are these incorporated <br />1275 in your recommendations? <br />1276 <br />1277 Glenn Bowles: No. Nearly every one of those are not typically dealt with in subdivision review of approval. <br />1278 <br />1279 Craufurd Goodwin: There are issues with traffic and signs, etc and it seems we typically deal with those. <br />1280 <br />1281 Glenn Bowles: The developer proposes some type of sign in front. <br />1282 <br />1283 Craufurd Goodwin: It seems it would be helpful to have staff recommendations on each of these points. <br />1284 <br />1285 Glenn Bowles: Staff recommendation is they are not appropriate to subdivision review and that most of them deal <br />1286 with homeowner's association documents which can be referred to the attomey. <br />1287 <br />1288 Craufurd Goodwin: None of these are appropriate. <br />1289 <br />1290 Glenn Bowles: Yes. They deal with the use of the road, building materials for the house, lighting, chaining of dogs <br />1291 which are not typically dealt with at a subdivision review approval. <br />1292 <br />1293 Craufurd Goodwin: You are saying none of these are applicable. <br />1294 <br />1295 Glenn Bowles: We can refer this to the attomey who could deal with the developer's attomey in the homeowner's <br />1296 association documents. That would be my recommendation to the board. <br />1297 <br />1298 Jay Bryan: Craufurd, if you feel that there are conditions in there that should be made part of the application, we can <br />1299 move that we do that and see if it supported by other board members. Then it would be left to staff and the attorneys <br />1300 to decide if it is an appropriate condition but we can make recommendations. <br />1301 <br />1302 Craufurd Goodwin: That would have been helpful. <br />1303 <br />1304 Renee Price: How far is the entrance to Pleasant Green? <br />1305 <br />1306 Glenn Bowles: Roughly one quarter mile. <br />1307 <br />1308 Renee Price: Will there be improvements to Cabe Ford? <br />1309 <br />1310 Glenn Bowles: We asked that question to Mr. Edwards at the NCDOT Regional office and he advised us there were <br />1311 none warranted. <br />1312 <br />
