Pelogt~~~ Cc~~~str~~ct~o~~, <br />www.peloq uinconstruction.com <br />Response: We have a very sensitive buffer plan showing primary and secondary buffer locations <br />including the use of open spaces. We have been working with the Eno Park Assoc, and the state <br />of NC to create the final connecting corridor of the walk along the Eno River trail. The 15 acres <br />along the river are being donated to the state, and in addition the HOA is prepared to donate a 4.5 <br />acre parcel to the county for inclusion of the park system as well. In addition to this, we have <br />incorporated a landscape standard into the declarations which will prevent any aggressive cutting <br />of trees within each lot, as well as providing a greater °Io of canopy cover than most <br />developments. We have been working with the planning staff to develop these "green standards". <br />We do not feel it is required to install any language into the declarations re; the fact that there are <br />farming operations as that is the zoning allowed. We have also included building envelopes to <br />indicate the proper placement of residential units to comply with the set backs. <br />6. Request: language be incorporated to ensure architectural standards. <br />Response: this is ensured by the HOA and ARB as prepared <br />7. Request: that only wood fences be allowed. <br />Response; This is part of HOA and ARB who are to govern the community. <br />8. Request: prohibition of chaining of dogs. <br />Response: We have language incorporated in the Covenants re; the placement of dog houses, <br />visual and noise, as well as limitation of animals. We do not feel it is our responsibility to <br />regulate the chaining of dogs. <br />9. Request: prohibit the use of man-made exterior material. <br />Response: this again is referred to the HOA / ARB and would cause constraints upon their <br />authority and potential use of "Green Products: there are a number of new recycled products in <br />the market which would be considered desirable, yet man-made and quite elegant. <br />10. Request: that lighting be limited by shields. <br />Response: we have incorporated language on the landscape plan that lighting be governed by <br />Orange County lighting ordinance which we have provided for on the landscape plan for <br />submittal. All other lot lighting is encouraged to be energy efficient in its install and design by <br />providence of the :Green Building "standards in the HOA declarations.
