~'eloc~ul~i C~~1struct~on,
www.peloquinconstruction.com
We have also conferred with DOT re: the issue of the condition of Cabe Ford rd, (public) and
they have inferred that they would be monitoring the condition of the road, and should any
deterioration or damage become apparent, they may elect to lower the tonnage allowances on the
road to prevent any such condition from progressing. Otherwise, any problems associated with
the road becomes an issue with DOT and the Developer/contractors
2. Request: special considerations given to the entry low-lands protection at the proposed
entry to Cabe Crossing.
Response: Any and all construction will be completed per the design, and implementation of an
erosion control /grading plan as permitted., Niether the Orange County Soils maps prepared by
the USDA Conservation Mapping Dept., or the USGS quadrangle maps consider the area where
construction is to be concentrated a perennial stream. It is basically the end of the ditch. from the
south side of Cabe Ford road. We do however, intend to design and implement a newer storm
water control device which will be built near this location which not only traps, but releases the
water on a slower environmentally friendly subsurface system. It is being designed by the
engineer for incorporation into the grading plan.
3. Request: that a plan be implemented to provide controlled traffic of service /municipal /
public vehicles into Cabe Crossing and that the present issue of school buses not having
a public turn-around on Cabe Ford be provided.
Response; .Currently there is no public turn-around available for County school buses on Cabe
Ford. By construction of the new development we are providing this.. The road plan currently
provides stub outs for future access, but we are willing to remove these if requested. This has
been shown on the revised preliminary plat as requested by the planning board.
4. Request :that we limit the traffic by the public into any portion of the Eno park property.
Response: we have requested that the State of NC do not install any signage, or visual entrance
into the park from the subdivision. They have concurred with this recommendation and are
willing to speak to this matter publicly upon request. There will not be any public traffic allowed
into the park area. The easement shown on the map is strictly for the residents of the
neighborhood use
5. Request: that we include standards, and sensitivity to the A R zoning prevalent in the
area being developed. In addition neighbors request that notification be made that there
are farming activities currently in the surrounding area.
Summary: the existing area is AR and has been previously developed in pre-sensitive or non-
buffered type communities. There are some smaller farming operations (a low percentage) and
many private SFD units. The overall existing density varies from more to less developed units per
land Square footage for residential SFD units.
1020 Vista Wood Drive, Hillsborough, N.C. 27278
e-mail Peloguin@mindspring.com
