Subdivision design; lighting, including both street lights and exterior <br />spotlights or floodlights. <br />Those of us who already live in the Cabe Ford Road community value our visually <br />peaceful setting and the rural character of the neighborhood. We are concerned that <br />the current price tag of these homes-approximately $500,000-might encourage the <br />"average" tract builder rather than a building interested in creating individual homes <br />that are visually interesting. We hope the owner/applicant will choose a buyer or <br />buyers committed to architectural excellence and integrity. <br />We are also concerned that lighting will be installed that will transform the area into a <br />"suburban" neighborhood with unnecessary public and private lighting. <br />REQUEST: <br />A. THAT APPLICANT STRIKE THE FOLLOWING LANGUAGE FROM <br />ARTICLE II (fj OF THE CURRENT DECLARATION FOR RESTRICTIVE <br />COVENANTS. "The restrictions on any lots in the subdivision maybe removed <br />or waived only by the written consent, duly acknowledged and recorded, of the <br />Declarant." THAT APPLICANT SUPPLY LANGUAGE INSURING THE <br />ONGOING INTEGRITY OF ARCHITECTURAL STANDARDS. <br />B. THAT APPLICANT STRIKE THE FOLLOWING LANGUAGE FROM <br />ARTICLE V: "Fences of wood or vinyl are allowed." THAT APPLICANT <br />SUPPLY LANGUAGE THAT ALLOWS ONLY WOOD FENCES. <br />C. THAT APPLICANT SUPPLY PROOF THAT STREET LIGHTING BE <br />CONTROLLED IN LOCATION AND DIRECTION BY LIMITING THE <br />HEIGHT OF FIXTURES AND REQUIRING THAT THEY HAVE "CUT-OFF" <br />SHIELDS THAT DIRECT LIGHT DOWN. <br />F. THAT THE APPLICANT STIPULATE IN THE MASTER DEEDS FOR <br />INDIVIDUAL LOTS, AND IN THE RESTRICTIVE COVENANTS, THAT <br />EXTERIOR SPOT LIGHTS AND FLOOD LIGHTS BE DISCOURAGED; <br />THAT ANY EXTERIOR LIGHTS USED BE INSTALLED AND DIlZECTED <br />IN SUCH A WAY AS TO PREVENT LIGHT FROM BEING SEEN BY <br />
