Attachment 8 <br />~~ <br />Orange County Planning Board <br />306F Revere Road <br />Hillsborough, N.C. 27278 <br />21 July 2008 <br />Dear Planning Board Member, <br />In reference to the "Cabe Crossing" (aka BRAMCO) subdivision Concept Plan, <br />scheduled for review during the July 9~' Planning Board meeting, members of the Cabe <br />Ford Road Neighbors Association would like to make the following comments and <br />requests: <br />We are satisfied that the number of lots in the proposed subdivision, while not as low as <br />we would like, nevertheless meets our request that the development contain no more than <br />201ots. We are very grateful to the Planning Board for their concern regarding the size of <br />the subdivision, and for their willingness to encourage the owner/developer to reduce the <br />number of lots. <br />We are further pleased that the applicant is pursuing a "green development" and hope the <br />county, recognizing that these houses will be built very close to the Eno River, will <br />support and encourage the owner and applicant in their plan to build houses that are <br />certified "green," friendly to the river, woods, wetlands, ground water and wildlife. <br />As the Preliminary Plan comes before the Planning Board on &~1~, we put forth the <br />following areas of concern, together with requests for their solutions: <br />1. Management of construction traffic <br />2. Ongoing permanent management of subdivision traffic <br />3. Integrity of setbacks, vegetation buffers and building envelopes <br />4. Subdivision design; lighting <br />For the purposes of this document, "Applicant" refers not only to the current <br />owners/applicant, but to any future owners and/or developers of the Cabe Crossing <br />subdivision. <br />We respec~lly ask that the Planning Board recommend to the Board of County <br />Commissioners that approval of the subdivision application be contingent on the <br />applicant's compliance with the requests listed in this document. <br />
