Davis, Current Planning <br />Supervisor, 245 2580 <br />PURPOSE: To take action on the Cabe Crossing Subdivision Preliminary Plat. <br />BACKGROUND <br />The Concept Plan was approved on June 6, 2007. The Planning Board recommended <br />approval of the Concept Plan, with conditions, at its regular meeting on August 6, 2008. <br />Request -Preliminary Plan <br />Applicant: Jeff Peloquin of J. Peloquin Construction, Inc., agent for the owners. The <br />engineer for the applicant is Tim Smith of Phil Post & Associates of Chapel Hill, NC. <br />Owners: Bramco Partners <br />The subdivision follows the Conventional Design Option, but with all of the attributes of a <br />Conservation-Cluster Option of Flexible Development, except for the 100-foot perimeter <br />buffer. (The Preliminary Plat proposes a variable width perimeter buffer.) <br />• Total acreage is 73.47 acres <br />• Twenty (20) single family residential lots (Original Concept Plan approved for 33 lots) <br />• Lot sizes range from 1.56 acres to 3.33 acres, with a 2.22-acre average. <br />• The percentage of open space is 33.29% (24.46 acres). <br />• Gross density is 3.67 acres per lot. <br />
