VII. RESIDENTIAL PROPERTIES <br /> Definition by Use: <br /> 1. Single Family Dwellings: Improvements built, designed <br /> for; and used as single family detached dwelling units. <br /> These properties shall be appraised in accordance with <br /> the rates set forth in the appropriate land and building <br /> schedules which are included in the addenda to this <br /> manual and made a part hereof by reference. A narrative <br /> description of various, typical single family dwellings <br /> is included in this portion of the manual. <br /> 2. Multi-family Improvements include all residential <br /> structures which are designed for, and used as multi- <br /> family (3 or less units) , dwellings. <br /> To be valued in accordance with the Residential <br /> schedules. <br /> 3. Apartments, etc. (4 or more units) shall be valued in <br /> accordance with Commercial Cost Schedule. <br /> Pricing Instructions: <br /> All dwelling values are calculated by computer. Should <br /> the need for manual pricing arise, the process is as <br /> follows: <br /> 1. Observe the story height and type of construction of <br /> dwelling, i.e. frame or masonry. <br /> 2. Select the proper base price from the schedule for the <br /> indicated square foot area. <br /> 3. Make adjustments for variations from base specifications, <br /> if any, for the following: attic and attic finish, <br /> foundation, basement area and finish, heating and air <br /> conditioning, plumbing, and fireplaces. <br />
