The typical Commercial square foot price range will be from <br /> $1.00 to $10,200 a square foot. <br /> The typical commercial acre price range will be from $40, 000 <br /> to $99,000, 000 an acre. <br /> Industrial Sites - To be priced by the acre, the range will <br /> be from $10, 000.00 to $99, 000, 000 an acre. <br /> Urban/Suburban property values will be reduced when <br /> restricted by State or Local Governments of its highest and <br /> best use. The value reduction shall not exceed the cost to <br /> bring the Urban properties within the standards of said <br /> governments. <br /> Most tracts observed in the sales file have some ditches, <br /> creeks, creek banks or roads, etc. These lands are a part <br /> of the total sales and therefore this influence is reflected <br /> in the base prices. <br /> WASTELAND I: This land category is general non-productive <br /> land, and will include but not be limited to: roads, <br /> ditches, creeks, runs, creek banks, right-of-ways, <br /> easements, etc. Rates adjusted accordingly. <br /> WASTELAND II: This land category is general non-productive <br /> land because of a topographical or economic condition. (This <br /> condition can usually be corrected with ditches, tile, <br /> modern technology, etc. ) Rates adjusted accordingly. <br /> Note: In some zoning even wasteland will contribute <br /> significant value by contributing to the ultimate density <br /> allowed and the uses allowed. In these cases value may not <br /> require adjustment. <br />
