E. LAND SCHEDULES AND GUIDES <br /> RURAL LAND SCHEDULE <br /> The following base price range reflects the general rates to <br /> be used in the appraisal/assessment of rural land in Orange <br /> County. All rural land value appraisals made in accordance <br /> with N.C. G.S. 105-286, 105-287, 105-317, and other <br /> applicable statutes shall be made in general conformity <br /> with this schedule. It is noted that this range, like <br /> all indicated ranges, is intended to serve as an <br /> appraisal guideline only, and that the accuracy of any <br /> appraisals made herewith shall be considered upon <br /> its/their compliance with the "Uniform Appraisal Standard" <br /> (N.C. G.S. 105-283) . <br /> Some tracts observed in the sales file have ditches, creeks, <br /> creek banks or roads, etc. These lands are a part of the <br /> total sales and therefore this influence is reflected in the <br /> base prices. <br /> Base prices for rural lands will typically range between <br /> $10, 000/Acre to $260, 000/acre. <br /> Base prices or base rates are the rates applied before <br /> adjustments for size. <br /> WASTELAND I: This land category is general non- <br /> Productive land, and will include but not be limited <br /> to: roads, ditches, creeks, runs, creek banks, <br /> right-of ways, easements, etc. (The conditions causing <br /> this land class to be non-productive is generally <br /> accepted as being non-corrective. ) Values will be adjusted <br /> accordingly. <br /> WASTELAND II: This land category is generally non- <br /> productive land because of a topographical condition. (This <br /> condition can usually be corrected with ditches, tile, <br /> modern technology, etc. (Marshland is an exception to the <br /> rule. ) Values will be adjusted accordingly. <br /> This land class selected by the Appraiser was dependant upon <br /> the land sales in the specific area. Values are dependant <br /> on a variety of factors which change in relative importance <br /> • <br />
