D. LOT SIZING PROCEDURES <br /> Frequently standardized procedures are beneficial to maintaining <br /> uniformity of lot valuations. <br /> The majority of lots are so shaped that they readily lend <br /> themselves to the application of standard lot sizing procedures and <br /> techniques. This section concerns itself with an explanation of <br /> sizing procedures. It should be remembered, however, that wherein <br /> they can be readily applied to regular shaped lots, they cannot be <br /> applied as equally effective to irregular shapes. The appraiser <br /> must, at all times exercise sound judgement in determining whether <br /> or not the procedures are applicable, using them only if they serve <br /> to enhance his capability of effecting accurate and equitable land <br /> valuations. <br />
