V. FIELD INSPECTION/PROPERTY RECORD CARDS <br /> Field inspections must be conducted by qualified appraisal <br /> staff. When appraisers visit property they will endeavor <br /> to. . . <br /> . . .verify the ownership (recording and transfers which <br /> may have occurred) . <br /> . . .record all pertinent data (an interior inspection may <br /> be necessary) . <br /> . . .measure or verify measurements and inspect the <br /> exterior of the building, as well as all other <br /> improvements on the property, and collect or verify the <br /> story height, and the dimensions and/or size of each. <br /> . . .verify and/or record the sketch of the principle <br /> building (s) , consisting of a plan view showing the main <br /> portion of the structure along with any significant <br /> attached exterior features, such as porches, etc. All <br /> components must be identified and the exterior <br /> dimensions shown for each. <br /> . . .select and record the proper quality (grade/market) <br /> factor of the improvements. <br /> . . .select and record the proper replacement costs or <br /> replacement cost adjustments for all field priced items. <br /> . . .review the property record card for completeness and <br /> accuracy. <br /> All data should be recorded on a single specially designed <br /> property record card customized to meet individual assessing <br /> needs. Each card should be designed and formatted in such a <br /> way as to accommodate the data collection of information and <br /> to facilitate data processing. (With the advent of <br /> computerized/mobile data collection such may be performed on <br /> a customized computer. ) <br /> Although this work is not the complete appraisal, it is, <br /> nevertheless, a vital part of the appraisal for each <br /> individual piece of property. The information recorded is <br /> extremely important and great care must be used in recording <br /> or verifying information accurately and completely. <br />
