IX. COMMERCIAL AND INDUSTRIAL PROPERTIES <br /> All commercial and industrial improvements are to be appraised by use of the <br /> "Marshall Valuation Service" Manual. Therefore, for the purpose of this <br /> revaluation program the "Marshall Valuation Service" manual should be <br /> considered as incorporated into this manual. <br /> As the Marshal Valuation Service only provides estimates for direct and indirect <br /> costs of construction, entrepreneurial or developers profit will be applied by the <br /> appraiser based on market derived estimates for various property types and <br /> locations when appropriate. <br /> To facilitate pricing by use of the Marshall Valuation Service Manual, all <br /> pertinent data should be entered on the county's "Real Property Data Sheet" and <br /> calculator cost form. <br /> COMMERCIAL DATA COLLECTING INSTRUCTIONS <br /> The file should be completed with all,component parts and structural elements <br /> listed. There should also be a sketch of the structure or structures, with all areas <br /> labeled. Design and use should also be noted. <br /> Any real property improvements that add value to commercial property will be <br /> considered including, paving, sprinkler systems, fencing, railroad siding, <br /> elevators,tanks, and other permanent attachments. <br /> • <br /> • <br />
