<br />southerly direction, S OOd-04'-33" E, a distance of 150.58' to a point in the southern
<br />boundary; thence turning in a westerly direction and running along the southern
<br />portion of the property, S 89d-15'49" W, a distance of 150.68' to a point that begins a
<br />curve. Thence running along the northerly curve with Radius 293.75' for a length of
<br />97.57' to another curve with Radius 293.93' for a length of 47.16' to the point of
<br />Beginning and containing more or less 0.33 acres.
<br />The total of Sections A and B are approximately 12.88 Acres.
<br />Proposed Conditions
<br />The Planning Staff hereby recommends that the Orange County Board of County
<br />Commissioners approve Efland Commons Conventional Subdivision Preliminary Plan,
<br />dated May 22, 2008 as prepared by John W. Harris, P.E., Consulting. Engineer, Inc. for
<br />the dedication of proposed Green Gardens Road, Royal Fern Drive, Sparkleberry
<br />Circle, Misty Flower Drive and the extension of Tinnin Road as proposed NCDOT public
<br />roads in Orange County, the dedication of Orange County public sewer lines and the
<br />dedication to Orange Alamance Water System, Inc. of private water lines, subject to the
<br />fulfillment of conditions specified herein. The Conventional Preliminary Site Plan
<br />(drawings 1,2, 3, 4, and 5) submitted by petitioners dated May 22, 2008 shall be part of
<br />this permit approval.
<br />Before the any phase of the Final Plat of Efland Commons can be recorded the
