1 Lei <br />yes and no. He pointed out where the top of the hill and road would be <br />and where the water would be intercepted. He noted that some of the <br />water that will not go down to the drainageway will be intercepted by the <br />road and sent towards the interstate highway. <br />Woods asked Post about the second drainageway where an easement has <br />also been placed. He stated that there must be a force main where <br />sewage will be moved from lot '7 to the area on lot 5. He asked how the <br />second drainageway would be prevented from being clogged up by the <br />force main., Post responded that this is a well defined drainageway with <br />a very small amount of water flowing through it. He stated that it is very <br />narrow and shallow and will be buried about 3 feet with a very modest <br />flow. <br />Al Dodson stated that he lives at the bottom of the drainage. He <br />expressed cuncem with the proposed drainageway. He noted that the <br />road near his home was upgraded several years ago and the State went <br />from a 12-inch drainage so a 3b-inch drainage, which will accommodate <br />a tremendous amount of water. He noted that when the hurricane cams <br />through they lost a lot of timber (hardwoods and pines) in that area. He <br />stated that ho is not opposed rQ the subdivision but is concerned that the <br />drainageways may cause flooding to his property. <br />Post commented that their plan is to convert some of the water away <br />i~ the properly. <br />Betsy Kraus stated that she is concerned with the 40 foot septic <br />easement. She noted that the clearing for this easement would <br />dramatically affect the view from her beak door. Fost responded that <br />there would be very light construction done which would be on the order <br />of clearing for a driveway. He pointed out her property on the map and <br />stated that the easement would be Haar the far western corner of her <br />property. He stated that they have designated a corridor about 40 feet <br />with a very nice buffer being maintained within 20-25 feet of the <br />property line. He reiterated that the area is heavily wooded and with a <br />buyer that size there will be. a nice separation. He noted that this area <br />has a drain that is moderately sloping. Kraus asked if it would be a <br />gravity fed drain. Post responded no, that it would be~a pressure <br />situation. Kraus asked if this was common for developers to design such <br />systiems. Post responded yes because it is common practice that the good <br />soils are shared. <br />Dodson asked if tot 7 would accommodate two septic tanks. Post <br />responded that it would actually be Iot 5 that would have two systems <br />plus the house site. <br />Kevin Huggins stated that he has had experience with lets where the <br />waste leaves the house and goes through a strip of land other that where <br />the. system is and his experience has been that this provides more leeway <br />for the developers to go around the trees, etc. He noted that it~would <br />have very little impact W the land itself.
