13 <br />Buffers: <br />A 34-foot type A landscape buffer is proposed along Sunrise Road. (The <br />type A buffer is composed of deciduous and/or evergreen vegetation, <br />forming semi-opaque intermittent visual obstructions from the ground to <br />a height of at least 30 feet.) <br />Water-Sewer: <br />Private wells and septic tanks. <br />A septic easement is proposed on Lots S and 6 to serve lot 7. <br />D, evelopment Proc ,Schedule, and Actinn <br />Planning Board: <br />First Action: Planning Board to consider Concept Plan <br />Options; <br />I . If approved the applicant shall have one (1) year to prepare and file a <br />Preliminary Plat application. if a Preliminary Plat has not been <br />submitted within the specified time limit, the Concept Plan shall <br />become null and void. <br />_ a~Recommendstioa <br />The Planning Sta$ recommends approval of the Concept Plan for <br />Sunrise Road Subdivision. <br />Selkirk stated that the property is in a really well wooded area. He asked <br />if, with 2 acre lots, the way the houses are to be placed, would a good <br />part of the property be left with trees. <br />Phil Post, engineer, responded yes. He stated that the road would be a <br />very c-arfow corridor and would use only a small portion of the lot. He <br />stated that there would not be much clear cutting and the area would <br />remain nicely wooded. <br />Barrows asked haw big is the parcel to the north of the property, Kirk <br />_ responded that the subject parcel is 21 acrd and accordmg to the tax map <br />the northern property is approximately 30-35 acres. <br />Barrows asked if the sraf#'would recommend stub-outs. She stated that <br />_ this area looks like slot of cul-de-sacs. Kirk responded that there are <br />cul-de-sacs already to the west and east, Ha stated that the property to <br />the north has quite a bit of frontage on Whitfield Road He noted that <br />staff did not feel a need for another connector ty Whitfield since this <br />property is near the intersection of Sunrise Road and Whitfield Road. <br />Woods noted that there does nat seem to be any typographical detail <br />information on the application. Kirk responded that the topographical <br />inforirtarion is sat required on a Concept Plan. Post described the <br />topographical areas an the map. He pointed out the goad soil areas, the <br />hilltops, slopes and the drainageways. He also painted out the wooded <br />areas that include hardwoods and pines. <br />
