The average lot size is 1.24 <br />acres outside the common area open space. The minimum lot size is 40,000 square feet. <br />Location <br />West of Mace Road and Beaver Valley Section One in Cheeks Township. <br />Existing and Prop~ged Conditions <br />Existing: <br />• Zoned Rura! Residential (R1). <br />• Back Creek Protected Watershed. <br />Physical Features: <br />• One designated stream running along the east boundary of the property. <br />• Entirely wooded with mixed hardwoods and pines. <br />Adjacent Land Use: <br />• Properties to the west and south are medium to large acreage single family residential lots. <br />• Property to the east is the first section of Beaver Valley. <br />• Properly to the north is owned by the Town of Mebane with Lake Michael located on the <br />property. <br />
