Adjacent Land Use: <br />• Property to the north is wooded and undeveloped <br />• Property to the west and east has been developed in single family residential lots <br />Proposed: <br />Roads: <br />• Access is from Sunrise Road (SR 1732) <br />• The entire subdivision will access the new public road, to be constructed to NCDOT standards <br />Buffers: <br />• A 30-foot type A landscape buffer is proposed along Sunrise Road. A Type A buffer <br />description is `a buffer composed of deciduous and/or evergreen vegetation, forming semi- <br />opaque intermittent visual obstructions from the ground to a height of at least thirty (30) feet'. <br />• A 100-foot Type F landscape buffer is proposed along the Interstate. A Type-F buffer <br />description is `a buffer composed of predominantly (at least 75%) evergreen vegetation that is <br />opaque to a height of at least thirty (30) feet'. <br />Water-Sewer: <br />• Private wells and septic tanks (Subdivision Regulations requires an additional 20,000 sq. ft. <br />above the minimum lot size if an off site septic system is located on the lot) <br />Recreation: <br />• Chapel Hill District Park <br />• Dedication of land would be = .14 acres <br />• Payment in Lieu = $3,640.00 (8 lots X $455) <br />• No dedication is warranted because no county recreation area or conservation area has been <br />identified at this time. <br />Develo ment Process Schedule a d ction <br />Planning' Board: <br />• First Action: Concept Plan approved by the Planning Board June 2, 1999 with a concern <br />raised about drainage from the property. <br />• Preliminary Plan addresses concerns of approval of the Concept Plan with a 30 foot storm <br />drainage easement and silt fence sediment trap. <br />• Second Action: Planning Board unanimously recommended Preliminary. Plan <br />approval June 7, 2000. <br />• Third Action: Board of County Commissioners to consider the Preliminary Plan <br />• Item tabled-far additional information at August 15, 2000 meeting <br />• Fourth Action: Board of County Commissioners to reconsider th® Preliminary Plan <br />continued from the August 15, 2000 meeting. <br />Options: <br />1. The Board shall consider the application within a reasonable amount of time. <br />2. During deliberatioris and consideration of the application the Board may defer <br />consideration at any point to pursue additional analysis and review. <br />3. If Preliminary Plan is approved by the County Commissioners the applicant shall <br />have one (1) year to prepare and file a Final Plat or to request none-year <br />extension from the Planning Director. <br />
