Barrows <br />responded that the Planning Board made the recommendation. Concept Plan <br />(1) Sunrise Road 9nbdlvision <br />- (9 Lots -Chapel Hill Township) <br />Presentation by Eddie Kirk. <br />Request -Concept Plan <br />Applicant; Dr. wally Diehl. <br />Nine (9) residential lots proposed an a 21.62 acre tract. <br />The average lot siu is 2.09 acres. <br />The property is located along the west side of Sunrise Road (SR 1732) <br />just north of I-40 in Chapel Hill Township. <br />Conditions - Exiatiu~ <br />Zoning: <br />Current coming is Rural Buffer. <br />(Flexible Development is not applicable in the Rural Bufifer.) <br />The Property is pat in a protected watershed. <br />Physilcal Festnres: <br />Two existing drainageways on the property. <br />The site is entirely wooded with mixed hardwoods. <br />Adjacent Lead Use: <br />Property to the north is wooded. <br />Property to the west and east has been developed in single family <br />residential lots. <br />Conditions -Pro ed <br />Roads: <br />Access is from Sunrise Road (SR 1732). <br />91ots will access the new public road, to be constructed to NCDOT <br />
