Inc. <br />Sub,~ect: Sunrise Road Subdivision <br />Date: March 9, 2000 <br />s 19otBO2.ME,a.oso9oo.x <br />Enclosed is the complete preliminary Plat application for Sunrise Springs; responding m the <br />Concept Plan comments we received upon Concept Plan approval on June 2,1999. <br />Neighbors asked about trees; we have shown the proposed house placement on the lots; which <br />demonstrate how we will save trees. Also, the Clearing limits for the roadway are ey yr Tninirnal_ <br />Neighbors asked about sttmmwater runoff, Our statement at the Concept Plan meeting was that <br />we would use the new roadway ("Street A'~ to intercept sheetflow coming towards the <br />drainageway and redirect that water towards I~0. <br />We have done this on the fu:al plans. <br />The design for Street A takes all sheetflow and ditch water from station 2 + 04.76 back towards <br />I-40. This includes inoercepting some of tlar age off 5umise Road and sending it back to I <br />40. The 25 year flow through the 1$"RCP pipe under Street A is 9.40 cfs, which is less than the <br />pre-development 25-~ flow going to the drainageway. <br />Neighbors asked about the 40 foot septic easement and force main. <br />We have eliminated the septic easement and force main from the pleas entirely, including the <br />associated clearing ltas been eliminated. <br />Neighbors asked about two septic systems on lot 5. <br />We have eliminated one lot and reducxd the subdivision iiom 91ots to 81ots and in the process <br />we will only have o~ (1) septic system on each lot, including lot 5. <br />Neighbors asked about covenants. Covenants will be adopted by this subdivision. Neighbors <br />asked about access of all lots to Street "A". Tits plan shows all houses oriented with drives off <br />Street "A". There will be no 'vewa off Sunrise Road. <br />
